Lair Hill Condo
A small condo, designed to be someone's perfect landing pad.
A landing pad, designed down to the last inch.
This condo in Portland's Lair Hill neighborhood is small, and that was never something to design around — the owner wanted a real landing pad, a place that felt complete and considered in every direction, so we treated every square inch with the same care a much bigger home would get. A full kitchen renovation carved out genuine room for dining and entertaining. Custom millwork — a dressing table, matching bedside tables, tilt shelving built into the walk-in closet — replaced anything off the shelf. Even the furnishings, down to the one-of-a-kind entry table and the custom navy mohair sofa, were chosen piece by piece. Nothing here is generic, because nothing was left to chance.
Treat a small footprint as an opportunity
A smaller condo didn't mean fewer decisions — it meant every decision mattered more, from the kitchen layout down to the closet shelving.
Build real function into the architecture
A complete kitchen renovation carved out genuine room for dining and entertaining, without changing the unit's actual square footage.
Finish it like nothing was left to chance
Custom millwork — a dressing table, matching bedside tables, and tilt shelving built into the walk-in closet — turns storage into part of the design, not an add-on.
Three moves that made every square inch count.
What the studio actually did here.
Concept through installation: the design, the documents, and the delivery were all handled in house, right down to the custom millwork drawings.
